Building a contemporary new farmhouse or any new home can be the most rewarding, exciting, fun and grueling task you will ever embark upon, take it from me a professional designer that has designed many homes across the U.S.!! Boy, I wish someone had told me what I am about to share with you all, that “You will have problems” lol, sometimes very small, sometimes very big!! 1st, be prepared to make a lot of decisions! Knowing what architecture you like and agreeing with anyone involved such as a spouse, room mate etc.., roofing colors-http://www.lowes.com and material to be used, metal, shingle, cedar shingles, slate, window styles http://www.andersonwindows.com, colors and sizes, doors- interior, exterior and garage-http://www.homedepot.com flooring, tile choices http://www.annesaks.com, finishes such as plumbing fixtures- http://www.nolandplumbing.com, faucets http://www.deltafaucets.com, toilets- http://www.toto.com, sinks, appliances- http://www.thermador.com, wall colors http://www.sherwinwilliams.com, square footage, even what kind of driveway you prefer and what is in your budget concrete, paver’s or gravel.
Another key point I would love for you to know is, it’s true, plan on going over budget! Uh, as much as you believe you won’t, very few have done it!! I am a very budget conscience designer but I admit it, I too am guilty of exceeding the budget, not happy about it, but just being authentic here. I want all my friends to know that it can indeed happen, be prepared for it! Also, I don’t know how exactly but I managed to have this entire 2,100 (a modest size) sq. ft. home built and move in ready in 4 1/2 months!! What I can tell you is, IF, you really stay on top of things, purchase as much of the details pieces before they are to be installed, communicate at least every other day or two with your builder, contractors, interior designer, suppliers etc…the process will be smoother and move along more quickly!!Please don’t assume everyone will take your new home build as seriously as you do, they all do their best for the most part, however, in the end, it is our investment of capital and time. PLEASE note, the average new build takes 7-12 months and typically you may plan on whatever the projected completion date is, to be extended another 30 days.
